Under Conception Bay South Municipal Plan Amendment No. 25 and No. 43, 2022, the Town of Conception Bay redesignated and rezoned land at 1621-1627 Conception Bay Highway from “Residential Low Density” to “Residential Mixed.”

“Residential Low Density” is to recognize the low density pattern of development along older streets in Paradise characterized by larger lots and building setbacks. 

“Residential Medium Density” is to recognize existing neighbourhoods of predominantly Single-detached Dwellings and to accommodate additional forms of housing in new, infill Subdivisions including Single and Semi-detached Dwellings as well as small, multi-unit dwellings. 

“Residential Mixed” is to recognize areas along Topsail and Paradise Roads where there is a mix of residential and commercial Uses.
